Marquis Group, a national real estate investment and management company, engaged Scott + Reid for the construction management and general contracting services of their new headquarters, located in the Oak Lawn District of Dallas, Texas.
This two-phased project included construction of a three story, 13,078-square-foot office and the interior finish-out. Built with a combination of steel and concrete, the structure is accentuated with incorporation of CMU blocks and Nichiha fiber cement paneling. Additional building characteristics include careful placement of metal paneling to enhance the glass curtainwall systems and a patio, comprised of a pedestal paver system and custom railing, overlooking Katy Trail.
The ground level is a parking garage with an elevator and two separate stairways to access the second and third floor office space. Inside is a modern design, completed with sealed concrete, open-to-deck ceilings, glass office fronts and door systems, custom wall coverings, and varying reclaimed wood accents. Both tenant floors include a lobby, closed offices, and a large conference room. The second floor also holds a break area, open workstations, and patio access.
The site being situated on the Katy Trail posed several challenges. Designated and limited working hours, a constrained project site, and high traffic volume necessitated the project team develop a comprehensive schedule adhering to all municipality restrictions and conduct extensive safety measures, such as traffic control, barricades, and fencing. The greatest challenge occurred when all construction efforts were forced to halt due to an unforeseen powerline conflict. Working closely with the architect, a new design of the back of the building was developed, avoiding the static electric and magnetic fields. Scott + Reid utilized this shutdown time to review the unaffected areas and create a strategic plan to make up for the delay.
Continuous communication and collaboration through multiple rounds of value engineering resulted in bringing this client’s vision to fruition while protecting their original budget.
